What Is a Compass Coming Soon Listing? A Smarter Way to Launch Your Home

If you have browsed homes on Compass.com, you have probably noticed some listings marked Coming Soon. Maybe you clicked on one, saw beautiful photos and a note that the home was not quite on the market yet, and wondered what exactly was going on.

It is one of my favorite tools for sellers, and one of the most misunderstood, so let's walk through what Coming Soon actually is, why it works, and how to know whether it fits your sale.

The short answer: a head start

A Compass Coming Soon listing promotes your home on Compass.com before it officially launches on the open market. While we are behind the scenes finishing the preparation, photography, staging, final touch-ups, and pricing strategy, your home is already out there building an audience. Buyers can find it, save it, and start picturing themselves in it.

So when launch day arrives, your home does not appear cold. It arrives with interest already waiting.

Why sellers love it

Anticipation works for you. Buyers who have been watching your home are ready to act the moment it officially hits the market, and that early attention can translate into showings and momentum in the critical first days.  It can also provide valuable feedback if you need to make some tweaks before hitting the market.   You may love your red walls, but they may be a turn-off to some buyers, and Compass Coming Soon lets you hear that feedback and make adjustments before your days on market start accruing in the MLS. 

Your listing debuts fresh. The pre-marketing period happens while you prepare, so your home launches with energy instead of a timeline that already feels stale.

You get an early read on demand. The interest a home draws during its Coming Soon period gives us a feel for how buyers are responding, which helps sharpen our launch strategy before the home goes live.

And you stay in control of timing. You choose when the home officially launches, once it is truly ready to make its best first impression.

What Coming Soon is not

This is the part people forget, so let me be clear about a few things.

It is not a secret sale. Your home is visible to buyers browsing Compass.com throughout the Coming Soon period. This is pre-marketing, not hiding.

It is not a shortcut. Great photos, thoughtful preparation, and smart pricing still do the heavy lifting. Coming Soon simply buys you the time to get them right without sacrificing exposure.

And it is not automatic for every home. Whether it fits depends on your goals, your timeline, and local MLS rules, which have specific requirements around how pre-marketing works. That is exactly the kind of detail I walk my sellers through before we decide anything.

How it works, a launch in three parts

First, we plan. We sit down, talk through your goals and your timing, and decide together whether a Coming Soon period makes sense for your sale.

Second, we pre-market. While your home is being prepped, photographed, and priced, it quietly builds an audience of interested buyers on Compass.com.

Third, we launch. Your home hits the open market with attention already waiting, ready for showings, and positioned for the strongest possible first week.

Is it right for you?

Here is my honest take. Coming Soon is right for many sellers, but not for all. A hypothetical example: a seller with a flexible timeline and a home that needs a few weeks of preparation may get real value from building interest during that window. On the other hand, a home that is already market-ready in a fast-moving neighborhood might be better served going straight to a full launch.

A strong launch is a strategy, not luck. The right plan depends on your home, your goals, and your market, which is why it should always be a conversation, never a checkbox.
