The list price is one number. The strategy behind it is what determines how a home enters the market, who finds it, and how buyers respond from the beginning.

One of the first questions sellers ask is also one of the most important: what should we list the home for? The answer is rarely found in one comparable sale or one formula. Pricing is a strategy, and the right strategy considers not only what has sold, but how the home will be positioned when it reaches the market.

List price and market value are not the same thing

A seller chooses the list price. The market response helps reveal value through what qualified buyers are willing to pay.

That is why the goal is not simply to choose a number that sounds appealing. The list price should create the right starting position for the home.

Comparable sales create a range, not a verdict

Recent comparable sales are an essential part of the analysis, but they are only one part. Condition, updates, location, lot, layout, timing, and the homes currently competing for the same buyers all matter.

I look at the full picture together rather than relying too heavily on a single sale.

Pricing affects whether buyers find the home

Most buyers search online within a price range. Those search limits matter.

A home priced just above a common threshold may not appear for buyers whose search ends just below it, even if the home would otherwise be a good fit. Pricing is therefore not only about value. It is also about visibility.

Your listing is only new once

The first days on the market carry a kind of attention that cannot be recreated later. That is when the listing reaches active buyers, saved searches, and agents seeing it for the first time.

The launch price helps shape that first impression and the early momentum that follows.

Price changes become part of the story

A price adjustment can bring renewed attention to a listing, but the pricing history remains visible.

Sometimes an adjustment is the right decision. Still, starting in a well supported range gives the home the best opportunity to build interest before a change is needed, and helps protect negotiating leverage.

Price with the outcome in mind

The goal is not to choose the highest number we can justify. It is to choose the price most likely to create strong buyer interest while supporting the seller's larger goals, including timing, terms, certainty, and the overall strength of the transaction.

The best pricing strategy is not about being aggressive or conservative. It is about being intentional.

A well-positioned price helps the right buyers find the home, recognize the value, and act. That is the difference between simply putting a home on the market and creating the strongest possible market response.
